We offer tenant placement services with a thorough tenant screening process as well as full property management services. Our goal is to find quality tenants for other homeowners. We will care for your property as our own, giving you freedom and peace of mind.
Tenant Placement
· Minnesota Home Rental Inc. is a member of the National Association of Residential Property Managers (NARPM) and a fully licensed Minnesota Real Estate Brokerage. (Lic. #40071807)
· We know the local market; have an extensive network of contacts (Relocation Co., Real Estate Agents, Mortgage lenders, other Property Management Co.), and have advertising resources available to us at discounted rates. This allows us to effectively market your vacant home to prospective residents to get it filled.
· There are NO set-up fees. No long term contract required.
· Experienced staff answering incoming calls and emails 7 days a week including holidays.
· Facilitate prompt viewing of properties at tenants convenient.
· Automated online application process for quick processing.
· Virtual home tours of property for increased marketing appeal (some restrictions may apply)
· List your property on all of the top rental housing websites.
· Yard signs displayed around your property location. (City/Association restrictions may apply)
· List your property in local news papers.
· Photos taken of your home for tenants to view online.
· Prepare leases and lease option contracts on behalf of owner. Our contracts require tenants to maintain a home appliance service plan on all of the homes appliances. Thus, reducing the owners cost of repairs.
· Full property management services are available NOT required.

Tenant Screening.
· Our tenant screening process includes obtaining a full credit risk report, employment history, criminal background report, sex offender database check and a resident rental history report through the tenant’s previous landlord which verify on time rent payments, as well as the condition of the home at move out.
· Ability to accept online credit card and electronic check payments for background checks and security deposits for faster processing.
· While it’s important for us to keep your property occupied, our experience shows that it is more important to be selective about your tenant. We do not offer gimmick Guaranteed Rental Programs like some companies. In the long run you will benefit by accepting a quality tenant because your tenant will probably stay longer and take better care of your home.
Management Services
· We are a Certified Residential Management Company, and a member of the National Association of Realtors. MN Brokers license #40071807.
· Property owners can self manage their units after a tenant has been found if they so choose.
· Tenants will pay their rent electronically via their checking account or credit card through our website. This will give the tenants every opportunity to pay their rent on time. This also gives us the opportunity to deal with issues immediately.
· The rental(s) disbursement checks will be electronically transferred to the owner’s bank account. The funds are usually deposited to the owners account by the 10th business day.
· Owners can have access to our property management software to check (real time) the status of maintenance request, payment history, work history, comments etc.
· $45 lease up fee. 8% of gross collected rents. If we don’t collect then we don’t get paid.
· Damage deposit are typically 1 month’s rent and are transferred to the Owner. (Minnesota State Law requires interest to be paid at lease termination to the tenant.)
· We handle all maintenance and emergency repairs. This is included in the 8% monthly management fee. No Mark Up Fees.
· We understand and apply the correct federal, state, and local laws, keeping you and your investment out of trouble.
· Utilize a collections agency for any delinquent rents or money that is owed. (no additional charge)
· Certificate of rents paid is issued out to renters at year’s end for tax purposes.
· We enforce collection of rents and serve the proper notices upon failure to pay. Real estate attorney on team to help with issues including evictions.
· After you add up the increased rent we can often command, the shorter time you spend waiting for rent checks, the discounts you’ll receive on advertising, and the company rate we get on repairs, you’ll often make more money than if you managed the property yourself!
Property owners can sign up online by completing the
Facilitator Agreement/Property Listing Form. The cost is $100/month for advertising which is spent directly on your property with a maximum of $200. If we have not found the quality applicant you are looking for within 60 days we will pay the advertising going forward. When we find an applicant that you accept, the charge is 85% of one month’s rent, whether it’s a straight rental agreement or lease with option agreement.
